The national standard for "good house" is here - accelerating the improvement of residential quality has become a market consensus

The development of my country's real estate market has entered a new stage, and the supply and demand relationship of the real estate market has undergone major changes, and the people's housing demand is shifting from "whether there is" to "whether it is good or not". Everyone hopes to live in a "good house". Building a "good house" is directly related to the people's sense of gain and happiness. Housing development ultimately depends on adapting to the people’s high-quality living needs and accelerating the construction of “good houses”.

What kind of house is a "good house"? A "good house" should have the characteristics of safety, comfort, greenness and wisdom.

When building a "good house", standards must be set. Standard level determines the quality of the house. According to Ni Hong, Minister of Housing and Urban-Rural Development, they learned during their investigation that everyone is particularly concerned about several "degrees" of housing, such as height, temperature, humidity, clarity, brightness, etc., and hopes that the floor of the house you live in can be higher, ventilation and lighting can be better, sealing and sound insulation, the indoor air is clean and the temperature is appropriate, and it is neither dry nor wet or cold.

He revealed that based on residents' expectations for housing, relevant departments are organizing the compilation of the "Guidelines for the Construction of Good Houses". The "Residential Project Code" implemented from May 1 will promote and guide the improvement of residential quality, and the construction, use and maintenance of urban residential projects must be strictly implemented. The "Residential Project Specifications" target the overall residential project and stipulates the scale, layout, functions, performance and key technical measures of residential projects, which will strongly support the high-quality development of urban residential projects.

Compared with the current standards, the "Residential Project Specifications" has improved many indicators. For example, the floor height of newly built residential buildings and the net height of bedroom living rooms have been improved. The floor height of newly built residential buildings has been increased from "optional to 2.8 meters" to "not less than 3 meters". The requirement for installing elevators in residential buildings has been improved, and the "elevators must be set up on 7 floors and above" has been upgraded to "the highest entrance floor is four floors and four floors or more, and at least one elevator should be set up for each residential unit." In addition, the sound insulation performance requirements of the walls and floors between the bedrooms, living rooms, and adjacent rooms in the residential building have been improved. The impact sound insulation performance indicators of bedroom and living room floors should never be greater than 75 decibels to not be greater than 65 decibels. The "Residential Project Code" also stipulates the structural noise limit of construction equipment, such as the elevator propagating to the bedroom living room; improves barrier-free requirements and age-friendly levels, and improves residential safety.

To build a "good house", we must strengthen technology. Ni Hong said that "good houses" cannot be separated from new technology, and "good houses" and new technology can achieve each other. On the one hand, the Ministry of Housing and Urban-Rural Development and various localities will vigorously promote new technologies, new processes, new materials and new products that benefit the people, and strive to solve problems such as poor sound insulation performance, leakage, cracking, and odor repellency in the house. On the other hand, we will actively promote whole-house intelligence. Living in a "good house", the lights can be automatically sensed, the curtains can be voiced, the temperature and humidity can be intelligently adjusted, and people's health can be monitored in real time...

To build a "good house", we must also focus on projects. Different areas and prices have different "good houses". The relevant departments will hold a national "Good House" design competition to guide designers to carefully design "Good Houses" of different apartment types and areas for diverse living needs, so that every square meter of the house can be used for the best use and value for money. In addition, cities and enterprises will also promote the construction of "good houses" and vigorously promote "good houses".

A "good house" must not only have good standards and good construction, but also have good services. For real estate companies and construction companies, building a "good house" will be a new track for industrial transformation and development. In the future, competition will be competing for new technologies, high quality and good services. Whoever can seize this transformation opportunity and whoever can build a "good house" and provide good services for the people will have a market, development and a better future.

Building a "good house" is becoming a conscious choice for many companies. China Construction Group recently released a "good house" construction system, summarizing and forming a framework for residents' housing needs of "six no, six defense, three provinces and three musts". The "six nos" means no leakage, no smell, no noise, no mold, no blockage, no cracking; the "six nos" means disaster prevention, theft prevention, fire prevention, electricity prevention, fall prevention, and collision prevention; the "three expenses" means worry-saving, money-saving, and land-saving; the "three musts" means practical, healthy, and caring. Based on a detailed understanding of the "urgent, difficult and anxious" problems of residents, a systematic method has been formed to create a "good house" with the means of good integration, good standards, good design, good materials, good construction, and good luck and maintenance. It has proposed a method for the full life cycle construction service of the "good house" and proposed a feasible path for the construction of "good house" in the entire industrial chain of the construction industry.

Building a "good house" should be comprehensive. Building a "good house" not only provides broad application space for new technologies, new products and new materials, but also releases the huge potential of expanding domestic demand and promoting consumption. Ni Hong said that affordable housing should be built into "good houses" and the government's livelihood projects must take the lead. Not only should we build new houses into "good houses", but we should also adopt various methods to transform old houses into "good houses" in combination with urban renewal. (Reporter Kang Shu)
