As the implementation of the national standard "Home Project Specifications" of the "Good House" enters the countdown stage, a residential upgrade action covering the whole country is being fully launched. Up to now, nearly ten provinces and cities including Beijing, Shanxi, Jiangsu, Guizhou, Sichuan, Shandong have made efforts in the entire chain from standard formulation, land supply to construction technology to build a high-quality housing construction system based on regional characteristics.
Inject "smart gene"

These scenes are not scenes in science fiction movies, but daily clips of life after the "good house" is landed. On March 31, the Ministry of Housing and Urban-Rural Development issued the national standard "Housing Project Specifications", which specifically stipulates the five major elements of the project, including the scale, layout, function, performance and key technical measures. The specification will be officially implemented on May 1st.
Li Yujia, chief researcher at the Guangdong Provincial Housing Policy Research Center, said that with the promulgation and implementation of the new standards, the baseline for housing consumption has been substantially improved. He believes that standards will promote the development of market product supply towards diversification and differentiation, provide home buyers with more abundant choice space and meet different levels of living needs.
The 3-meter-storey height and 100% super high house rate are becoming the standard for more houses. More and more real estate companies are injecting "smart genes" into residential development, making every space an interactive node for smart life. In addition, from planning and construction to delivery and movables, intelligence is running through the entire life cycle of housing construction.

Local standards are issued one after another
In fact, more and more provinces and cities have successively issued local standards for "good houses". Not long ago, the Guizhou Provincial Department of Housing and Urban-Rural Development officially issued the "Guidelines for High-Quality Housing Design (Trial) of Guizhou Province" (hereinafter referred to as the "Guidelines"), aiming to further improve the quality of housing in the province and meet the people's yearning for a better life.
Based on the actual situation in Guizhou Province, the "Guidelines" put forward guiding requirements for the design of high-quality residential buildings in Guizhou Province from the aspects of general rules, basic regulations, health, comfort, safety and durability, green and low-carbon, convenient living, smart technology, and livable environment. Among them, in terms of unit design, apartment design, indoor environment, garage design, safety and durability, the "Guidelines" put forward rigid indicator requirements higher than the current residential building design standards. For example, it is required that the number of households on each floor shall not exceed 4, the elevator shall be installed on a residential building above the second floor, the minimum floor height of the residential building shall not be less than 3.0 meters, and the net height of the main lane in the garage shall not be less than 2.4 meters.
Shandong Province has issued the "Shandong Province Good House Construction Standard Guidelines", which clearly stipulates the increase in indoor space. For example, the length of the kitchen countertop should be greater than 3m, and at least 1m wide walking space should be left in front of the stove. In terms of quality and safety, strengthen the entire life cycle management of the building, and extend the warranty period of key parts, such as electrical pipelines, waterproofing projects, etc., for 10 years of warranty. At the same time, it is encouraged to set up various types of space scenes such as wind and rain corridors, overhead floors, sunken courtyards, and roof gardens outdoors.
Sichuan has released my country's first "good house" evaluation system - the "Sichuan Province Good Housing Evaluation Standard", which includes seven first-level indicators: transportation and supporting facilities, safety and quality, function and space, comfort and health, green and low-carbon, wisdom and convenience, operation and maintenance and property, and has set up "innovation bonus points". For example, details such as falling objects at high altitudes, anti-slip and waterproofing are listed as "one-vote vetos", which forces full-cycle safety control; and set forward-looking technologies such as drone delivery and home cloud as bonus points to promote residential smart green leads the future.
High-quality supply becomes a new growth point
When housing demand shifts from "whether or not" to "whether or not", "safe, comfortable, green and smart good houses" have become the general trend and the will of the people, and it is the core direction of the continuous efforts of policies.

In his opinion, following the standards of "good houses" in the process of renovating old houses can significantly improve the living environment and quality of life, and also help improve the value of the property.
"The real estate industry will shift from 'scale expansion' to 'quality improvement'." Zhang Hong said that the implementation of the good house standards will promote the survival of the fittest in the existing housing market and promote the development of the real estate market to the "high quality, green and intelligent".
Against this background, in response to the funding source of old-town renovation "good houses", Zhang Hong suggested establishing a reasonable cost sharing mechanism. Follow the principle of "who benefits, who contributes", and avoid the pressure brought by a single source of funds through various channels such as government funding support, residents' self-raised funds, and social forces investment. In addition, it is recommended to gradually increase the market-oriented construction proportion of independent property-owned housing in the future, reduce the market supply of shared-ownership housing, and ensure that the "good house" project of old-town renovation can be carried out smoothly in the context of high-quality development of housing construction.
