The full chain solves the quality problems of residential projects

 Relevant departments recently sorted out the problems of people's dissatisfaction with housing, and the top three were sound insulation, smell in the bathroom, and leakage and cracking. As people's demand for higher quality housing becomes increasingly urgent, it is urgent to effectively improve the quality of residential projects. How to solve these prominent house quality problems? Recently, the General Office of the Ministry of Housing and Urban-Rural Development issued the "Notice on Carrying out Key Remediation of Quality Issues in Urban Residential Projects", focusing on quality issues such as sound insulation, smell cross, and leakage in urban residential projects, and carrying out key rectification.

  To solve residential quality problems, standards should be the first. The national standard "Residential Project Specifications", which was just announced and will be implemented on May 1, put forward the bottom line requirements for residential control. For example, for the sound insulation problem that the public has reflected the most, the new specifications have clarified the corresponding indicators: it has improved the sound insulation performance requirements of the walls and floors between bedrooms, living rooms and adjacent rooms in residential buildings; it has improved the sound insulation performance of building exterior windows, and mandatory provisions on building equipment noise limits for building equipment propagating to bedroom living rooms, and mandatory provisions on the drainage noise limits for bathroom drainage risers.

  Some house quality issues can be traced back to the construction drawing design stage, and it is necessary to strengthen the review of residential construction drawing design documents. During the process of rectifying residential quality issues, relevant departments took the sound insulation, smell prevention and waterproofing that the masses strongly reflected as key points for the review of construction drawing design documents. The design of residential sound insulation should take into account both active noise reduction and passive sound insulation design. Residential anti-odorant should be designed in detail in floor drains, flue exhaust passages, drainage pipes and other parts. Residential waterproofing should be "combined with anti-discharge and drainage first", and drainage and waterproofing measures should be designed in a complete manner.

  The quality of the house is closely related to the building materials used. For example, the bathroom smell may be caused by the use of unqualified floor drains. To this end, the "inspection first and then use" system of building materials must be implemented in place. The testing agency must strictly implement the on-site inspection system and take samples at the construction site to ensure the randomness and representativeness of the samples. In view of the more prominent problems such as sound insulation, smell crossover, and leakage, the detection ratio should be appropriately increased for doors and windows, floor drains, waterproof rolls and other materials.

  Before the completion and acceptance of the residential project, the construction unit should organize performance inspections such as sound insulation, smell prevention, and waterproofing. Residential sound insulation performance testing focuses on the air sound of doors, windows, and separate walls, and the impact of floor slabs; after the installation of the flue exhaust system, airtight, ventilation power, and roof hood wind shelter should be tested; waterproofing should be tested and drained; the construction unit should include the test results in the "Housing Quality Assurance Letter".

  In order to make the residential engineering construction market more standardized, enterprises that violate regulations and are not trustworthy will be severely punished in accordance with the law. All links of newly built residential projects play an important role in the quality of residential projects, so supervision and inspection will also cover the entire chain. Units and individuals who are ordered to suspend work in full if quality accidents or serious quality problems occur, or who cut corners and fail to construct according to the drawings, should seriously investigate and punish them in accordance with the law, strengthen penalties such as qualifications and employment restrictions, strengthen credit punishment in accordance with the law, and implement market ban measures.

  As people's demand for housing shifts from whether it is good or not, and real estate shifts from seller markets to buyer markets, it is no longer possible to try to obtain higher profits by lowering standards and cutting corners. For real estate companies and construction companies, only by solving the quality issues that home buyers are most concerned about and building high-quality, new technology and good service housing can we win the market and the future.
